Representative Amabile,
prime bill sponsor, presented Senate Bill 24-213, concerning an exemption
from county short-term rental regulation for certain structures located
in an unincorporated area of a county that are used for recreational purposes
and do not receive public services. Under current law, counties are authorized
to adopt ordinances for the control or licensing of short-term rentals.
The bill creates an exception for any structure that:


- is located in
an unincorporated area of a county;


- does not receive
water, heat, or sanitary sewer services from a public entity; and,


- is used for
recreational purposes, including hunting cabins, huts, yurts, ski cabins,
emergency shelters, or other similar shelters.
